4. HOW MUCH DO LOTS COST AT LAGO BELLO?
Lot prices range from $75,000 to $175,000 depending on size, location, and proximity to the lake. Waterfront lots command a premium. Visit our lots page for current pricing and availability.
5. WHAT SIZE ARE THE LOTS?
Lot sizes range from approximately 7,000 to 16,000 square feet. Lakefront lots tend to be larger. See our interactive map for detailed lot dimensions.
6. IS FINANCING AVAILABLE?
Yes. We work with preferred local lenders to offer lot loans, construction-to-permanent loans, and investment property loans. We also support foreign national and international borrower loans. See our investment page for details.
7. CAN I CHOOSE MY OWN BUILDER?
Yes, you can bring your own builder. Plans must be approved by the Architectural Control Committee before construction. Homes adjoining the lake must be at least 2,000 sq ft of living area; all other homes must be at least 1,800 sq ft. See our builders page for full specifications.
8. IS LAGO BELLO IN BROWNSVILLE?
Yes. Lago Bello is in the City of Brownsville, Texas; the postal designation for the formal address is Olmito, TX 78575. From the front gate it’s roughly 15 minutes to downtown Brownsville and the Brownsville/SPI International Airport, 20 minutes to Matamoros via the B&M Bridge, 30 minutes to South Padre Island, and 50 minutes to McAllen.
9. DOES LAGO BELLO HAVE HIGH-SPEED INTERNET?
Yes! All 30 residential lots are fiber-ready with Omni Fiber high-speed internet. All infrastructure is 100% buried underground for reliability.
10. IS THE LAKE NATURAL OR MAN-MADE?
The 16-acre freshwater lake is man-made and is the only one of its kind in Brownsville. At its deepest point it will be around 20 feet deep. The lake is privately owned and maintained by the Home Owners Association. Learn more on our waterfront page.
11. ARE THERE HOA FEES?
Yes. Dues are tiered by lot type:
- Lakefront lots: $100 / month.
- All other lots: $50 / month.

12. WHAT’S THE PROPERTY TAX SITUATION?
Lots and homes at Lago Bello are assessed by the Cameron Appraisal District (Cameron CAD). Annual property taxes combine county, ISD, and city/utility levies; current rates are best looked up directly at the Cameron Appraisal District site for the specific address.
13. IS THERE A FLOOD RISK?
Lago Bello sits in FEMA Zone X and Zone X (shaded), a meaningfully better classification than typical Brownsville flood plains. There is no federal mandate for flood insurance at these zones — a real annual savings on most mortgages. The current flood-hazard layer is visible on the interactive map. Maps are subject to change.
14. CAN FOREIGN NATIONALS BUY AT LAGO BELLO?
Yes. We support foreign-national and international borrower loans through our preferred lenders. A meaningful portion of our buyers are from out of state or out of country. See the investment page for the full set of financing options.
15. ARE THERE DEED RESTRICTIONS OR RULES I SHOULD KNOW?
Yes. Like most gated subdivisions in Texas, Lago Bello has deed restrictions covering minimum home size, exterior style guidelines, fencing, and landscaping standards. Any plans for new construction or major exterior changes go through the Architectural Control Committee. Full documents live at lagohoa.org.
16. CAN I RENT OUT THE HOME?
Long-term rentals are typically allowed; short-term rental rules and any occupancy limits are governed by the HOA bylaws. Check the current rules at lagohoa.org or ask before purchase if rental income is part of your plan.
17. WHAT KINDS OF BOATS ARE ALLOWED ON THE LAKE?
Combustion-free watercraft only — kayaks, paddleboards, electric boats, and sailboats. The intent is to keep the lake quiet and the water clean. Lakefront homeowners have the right to build a private dock at no extra fee.
18. WHEN WILL SECTION 3 OPEN?
